For 2 years, my wife and I drove by our eventual first property, and every time we did, she would say "Someone could do something really cool with that space". Turns out, we became that someone in 2021! It had water in the basement, needed a new roof, and had shoddy wiring and plumbing. Luckily our subs weren't scared, and our first tenant moved into a basically brand new space in February of 2022.
